Buying Property in Alanya as a Foreigner
With its Mediterranean climate, attractive prices and established international community, Alanya is a favourite among foreign buyers. The process is simpler than most expect — and many purchases are completed remotely. Here's the step-by-step roadmap.
1. Budget and goal
Clarify your goal first — investment, holiday home, rental income or citizenship. It shapes the right area and project.
2. Choose the right project
Shortlist by distance to the sea, layout, delivery date and on-site facilities. New-builds usually include pool, spa and security.
3. Documents you need
- Passport and a Turkish tax number (easy to obtain)
- A Turkish bank account
- A licensed appraisal report
- DASK (compulsory earthquake insurance)
4. Payment and title deed
Payment is made through a bank. The title (TAPU) transfer takes place at the Land Registry; an appraisal is mandatory for foreign purchases. It can be completed the same day.
5. Costs (approximate)
- Title transfer tax (typically 4% of the sale value)
- Appraisal, translation and notary fees
- DASK and utility connections
Can I buy remotely?
Yes. With online viewings and a power of attorney you can complete the whole process without travelling to Turkey. We can also arrange an in-person tour.
