Can I get Turkish citizenship by buying property in Alanya?
Yes. A qualifying property purchase at or above the current government threshold can lead to Turkish citizenship for you and your family.*
What is the minimum property value for citizenship?
At the time of writing the threshold is USD 400,000, confirmed by a licensed appraisal. Thresholds can change, so we verify the current figure before you apply.
How long does the citizenship process take?

Does my family also get citizenship?

Can I keep my current citizenship?

What is TAPU (the title deed)?
TAPU is the official Turkish title deed. Ownership transfers to your name at the Land Registry, usually on the same day as payment.

What are the extra costs when buying?
Typical one-off costs are the title transfer tax (around 4% of the value), appraisal, translation, notary and DASK insurance.
Do I pay Alanya Residence a fee?
No. Our service is free for buyers. We are paid a referral commission by the developer or agency, so you buy at the same price as going direct.
Can I pay in instalments or get financing?
Many new-build developers offer interest-free instalment plans during construction. Bank mortgages for foreigners exist but are limited; we explain the options per project.
What is DASK?
DASK is the compulsory earthquake insurance required for every property in Turkey; it is inexpensive and arranged at purchase.
What annual taxes apply after buying?
Annual property tax in Turkey is low (a small percentage of the assessed value). Rental income, if any, is taxed separately.
